Even before the grand opening, Cinco Development Company knew Hawkins Bend was going to be a smash hit. "The pre-opening interest was incredible," said Loretta Buck, Cinco's onsite representative, "and we had lot reservations long before we formally opened." The recent grand opening was a busy weekend, and the interested hasn't abated.
One of the reasons for that interest is the location of Hawkins Bend, on Hawkins Road off Hwy 141 south of I-44. "We're quite close to all the shopping at Gravois Bluffs, and we are in a highly desirable school district with Rockwood Summit High School, South Middle School and Kellison elementary School serving the community." Buck pointed out.
The new community's site is a benefit in itself with great views, woods, and plentiful common ground. The community has no thru-streets and three cul de sacs for maximum privacy. Lots range from 8,400 sq. ft. to over 19,000 sq. ft. Cinco will build 26 homes in this private enclave, ranging in price from the $340s to the upper $400s. Featured are Cinco's most popular homes including the Enwood and Whitehirst, both on display, and new plans including the Meadowbrook split ranch.
"Our Whitehirst plan is a 3-bedroom, 2-bath ranch design featuring plenty of space in an expandable, highly creative design," Buck said. "Adding dramatic impact to the inner space are 10' high ceilings in the foyer, great room, dining room, hearth room, breakfast room and kitchen. Granite counter tops and a 3-car garage are included."
Windows add to the drama of this design, too, with a window wall that extends across the rear atrium of the great room and into the adjoining open dining room. Two 9' window walls also admit abundant natural light to the hearth room and breakfast room. A three-car garage is an included feature.
The basic plan of the Whitehirst includes a staircase to the lower level along the rear window wall in the great room and a finished area at the base of the stairs. A lower level alternate plan offers a huge media room with fireplace, built-in entertainment center and wet bar, game room plus an additional finished area which can become an exercise room or another bedroom. For those who want or need the extra finished space or for a multi-generational family, this home can be expanded to 5 bedrooms and 3 baths.
An alternate to the Whitehirst plan extends the width of the home to 60' adding additional space to the hearth room, breakfast room, laundry room and 3-car garage.
One of Cinco's most popular plans, the Enwood, is the second plan on display. This spacious 2-story has 4 bedrooms, 3.5 baths, a second floor bonus room, gourmet kitchen, 3-car garage and a total of 3,424 sq. ft. of lavish living space.
New elevation designs and new plans also have been added to Cinco's portfolio at Hawkins Bend, enriching an already highly successful line of homes. "You won't find better designed or built homes anywhere at comparable prices," Buck said. "Our building specifications are above the norm with exterior studs at 2 x 8, 2 x 6 and some 2 x 4. The conservative method of construction that Cinco uses has been perfected in more than 36 years of successful homebuilding."

The St. Louis-based Cinco Development Company has been making headlines and winning awards with some innovative design and marketing techniques that are now making a splash in St. Charles County.
For more than three decades, Cinco Development Company has been a leader in the home building industry in St. Louis area. With over 4,000 families now living in Cinco homes, the goal is to provide families the best value, most style, best locations, highest quality construction and the best service possible.
Recognition from their peers helps tell the story.
It was recently announced that Cinco’s Whitehirst display home at the luxury home community of Carlton Glen Estates, Wentzville, was the recipient of an award for interior décor from the Sales and Marketing Council of the Home Builders Association (HBA) of Greater St. Louis; Interior Design by Flair Home Stagings.
The Whitehirst, one of Cinco's newest home designs, is a three-bedroom, two-bath ranch plan featuring plenty of space and innovative design.
"We are proud that our Whitehirst interior has received this HBA award, "said Vice President of Sales and Marketing Kathy Miller.
"We strive to demonstrate decorating possibilities with our model home decor, but it's the basic home design that really counts,” Miller said. “This home has highly dramatic features such as ten-foot high ceilings in the foyer, great room, dining room, hearth room, breakfast room and kitchen."
Another headliner for Cinco Development came at the 2005 Sales and Marketing Council Awards event, sponsored by the St. Louis HBA, Cinco’s Web site, www.cincohomes.com was selected as the best builder Web site in St. Louis.
Cinco Development’s Web site is not just attractive. It’s fluid and easy to navigate. Home shoppers can literally tour a floor plan, research the frequently updated inventory and have all the tools to make a buying decision from a computer.
To Miller, what makes the Web site a winner is the fact that so many new home buyers are finding out about Cinco on the Internet.
“Our Web site has become one of our strongest marketing tools,” she said. “We are very happy we were selected to win this award, but are even happier that our Web site is providing customers with a very useful tool in their new home search.”
From the Web site, prospective home buyers looking to relocate in St. Charles County may find their next home at The Forest at Walden Pond in O’Fallon and Carlton glen Estates in Wentzville.
And no wonder. Cinco recently unveiled its new two-story plan in its Design Series, the Scarborough – a real standout in the new home market.
“The Scarborough was developed from new ideas we have seen across the country and input from our customers here in the St. Louis area,” said Miller.
“We’ve always tried to create exciting new homes and this new design, one of a number we recently introduced for the first time, is filled with excitement and dramatic features,” Miller said.
Flexibility to meet the needs of the customer is making this design so desirable.
For example, the Scarborough offers a basic, two-car garage that can be expanded to a three-car garage, a tandem four-car garage or a three-car plus bonus room which can serve as a home office.
Particularly attractive in the Scarborough concept is the placement of the turned staircase to the side in the foyer and the angled entry to the adjoining living room, which can also serve as a den.
The staircase leads up to the second floor loft and tech center.
Cinco has thought of everything with this one.
“Vaulted ceiling in these two areas include inverted hips which create unusual ceiling configurations seldom seen in this price range,” Miller said.
There are so many options, depending on Cinco’s customers’ needs and lifestyles, literally no two homes will have to be alike.

At the 2005 Sales and Marketing Council Awards event, sponsored by the Home Builders Association of St. Louis, Cinco Development Company's website, www.cincohomes.com, was announced as the best builder website in St. Louis.
The website was designed by Critical Mass Web Design and Farber Marketing. Critical Mass also manages and hosts the website.
Bill Farber, owner of Critical Mass Web Design, has a list of reasons he feels that Cinco's website is such a success.
"We always try to create a website that is very user-friendly, and gives as much information as possible in a creative, interesting way," he explained. "The Cinco site has a very nice look and feel and some unique ways to deliver the information homebuyers are seeking."
One of the unique features is an interactive "walk through" of the model homes. In this section the home shopper can select a floorplan to view, and click on arrows in strategic locations on the plan to bring up a beautiful photograph of the actual model home taken from that vantage point.
"It brings the floorplan to life," said Farber.
The "look and feel" he spoke of was created by Farber Marketing, a St. Louis-based builder marketing company owned by Bill's brother, Steve Farber. Together the two firms have partnered in the development of many builder websites, three of which have won awards.
"With our company's 45 years of builder marketing experience, we have a strong knowledge of what to include on the website," said Steve Farber, "We try to design a unique identity for each builder, usually corresponding to the look and feel of the rest of their marketing program."
According to Steve, the Cinco Development logo in the corporate office was the inspiration for the look of the website.
"The logo is done in shiny metal, and we tried to incorporate that look into the website," he said, "You can see a nice reflection effect that Bill created on the home page."
But looks alone do not make a website an award-winner. According to Farber the site must be easy to navigate, full of desireable information and free of extraneous or superflous information. There must be a certain amount of photographs and illustrations to give a strong visual presentation to visitors, but not in a way that dramatically slows down the site.
Cinco Development's website moves quick, is very easy to understand, includes the right amount of information, is kept up-to-date, navigates easily, and is very attractive. These all combine to make it a winner.
To Kathy Miller, of Cinco Development Company, what makes it a winner is the fact that so many new home buyers are finding out about Cinco on the internet.
"Our website has become one of our strongest marketing tools," she said. "We are very happy we were selected to win this award, but are even happier that our website is providing our customers with a very useful tool in their new home search!"

At its newest community of luxury single-family homes, Carlton Glen in Wentzville, Cinco Development company is unveiling a brand new 2-story plan in its 2005 Design Series. Called the Scarborough, the new design incorporates some interesting new twists.
"The Scarborough was developed from new ideas we have seen across the country and input from our customers here in the St. Louis area," said Cinco's Kathy Miller. "We've always tried to create exciting new homes, and this new design, one of a number we are introducing for the first time in 2005, is filled with excitement and dramatic features."
For example, the Scarborough offers a basic, 2-car garage that can be expanded to either a 3-car garage, a tandem 4-car garage or a 3-car garage plus bonus room/home office on the main floor. Another innovation is the placement of the turned staircase to the side in the foyer and the angled entry to the adjoining living room/den. The staircase leads up to the second floor loft and tech center.
"Vaulted ceilings in these two areas include inverted hips which create unusual ceiling configurations seldom seen in this price range," Miller pointed out.
The Scarborough plan offers 4-bedroom and 2.5 or 3.5 baths depending on options chosen. The master bedroom and bath have vaulted ceilings. Interesting angles make the spacious master bath visually dramatic with cultured marble, corner tub and facing shower with seat. Bedrooms 2 and 3 share a "Jack and Jill" bathroom.
The Scarborough is on display at Carlton Glen, plus there is also one being built as an "inventory home", a home that a builder starts construction on prior to having it sold.
"We know that people moving in to the St. Louis area and others may want a faster move-in time, so we always have a number of inventory homes available for quick move-in," explained Miller.
To reach Carlton Glen and see the Scarborough, take I-70 to exit 209 (Hwy. Z/ Church Street) and drive south 1 mile to the entrance on the left. Follow the signs back to Cinco's village in the most secluded, picturesque part of the community. The sales center phone number is 636-332-5570.

Now in Phase 3, Cinco Development Company’s Ellis Park Village in Carlton Glen Estates has large homesites available, many backing to common ground including a picturesque lake. “Our homesites are all situated in a quiet, secluded part of Carlton Glen, and the privacy is enhanced by cul de sacs and plentiful wooded common ground,” said Scott Blakely, Cinco’s representative at Ellis Park Village. Cinco’s homes range in price from the mid $200s to the upper $300s in this popular Wentzville community.
“Right now we have a few extraordinary inventory homes offered at great prices,” said Scott Blakely of Cinco Development Company. “One of Cinco’s most popular designs, an Enwood Series 2-story is available on Homesite #128D.” This spacious plan has 4 bedrooms, 3.5 baths including a Jack N Jill bath, a big bonus room and a 3-car garage in 3,424 square feet of luxury living space. Among the interesting design touches in this home is the spacious foyer with an angled entry to the vaulted living room and a handsome turned staircase to the side. Beyond is the great room with fireplace. The spacious home also boasts a butler’s pantry, and an island kitchen with built-in double ovens and TV niche. The sale price is $352,201. Another Enwood is available on Homesite #106D, priced at $357,674.
“In addition to our Cinco home designs, one big reason for Carlton Glen’s popularity is its great location,” said Blakely. “We are located in Wentzville but a little closer in than the main Wentzville hub.” The community is located on Hwy Z off I-70 in an area that Miller calls the “quiet end” of Wentzville, away from Wentzville Parkway which is further west on I-70. Yet as Blakely pointed out, you are just a few minutes from all the shopping, recreation and other facilities that you want. Plus, the community is adjacent to Quail Ridge Park. In addition to the surrounding countryside and park, Carlton Glen offers its own amenities including extensive wooded common ground, the lake, and a community swimming pool, cabana and playground.
To see Cinco’s rich array of new home designs at Carlton Glen Estates, take I-70 to exit 209 (Hwy. Z). Drive south on Hwy. Z about a mile to the entrance on the left. Call 636-332-5570 for details. You can visit the Cinco web site for more company information at www.cincohomes.com
